Most of Lincoln County sits on clay-heavy soil, and underneath the thin layer of topsoil there’s a dense layer folks call hardpan. It’s packed so tight water can barely move through it. Sandy soil drains like a coffee filter. Clay hardpan drains like a dinner plate — the water just sits on top.

Troy sits right on this. A lot of the town — off Highway 47, around US-61, the newer subdivisions on the edges of town — is clay-heavy hardpan. Great for holding a foundation. Terrible for shedding water. Add the timing: ground’s already soaked from winter, clay’s cold and tight, then you get one of those long soaking spring rains. That’s when yards flood and stay flooded.

If it’s pooling against the house, that’s not just an ugly yard — that’s a foundation problem waiting to happen. Clay holds standing water right against the footing. Over time that’s how basements get damp and how cracks show up.

What a French Drain Actually Does

A French drain is a gravel-and-perforated-pipe trench that catches the water underground and routes it out to the street, the ditch, or a daylight spot at the edge of your property. It’s not a patch — it’s a path for the water to leave.

How I run it:

Find the outlet first — street, ditch, or daylight spot — before I dig anything.
Trench on a consistent grade toward that outlet. Grade’s the whole job; get it wrong and the pipe just holds water instead of moving it.
Set perforated pipe in a gravel bed, wrapped in fabric so Troy’s clay silt doesn’t clog it over time.
Cut surface swales where a swale does the job better than buried pipe — not every wet spot needs a trench.
Backfill and put the yard back the way it looked before I showed up.

Sometimes regrading solves the problem without a French drain at all. I’ll tell you straight which one your yard actually needs, not which one costs more.

Why This Matters More in Troy Specifically

Troy’s growing fast — new subdivisions off Highway 47 and around US-61, a lot of builder-rough-graded lots that were never finish-graded for water. Older, established parts of town usually have settled grades that already shed water fine. If you’re on one of the newer lots, or out toward Cuivre River State Park on the bigger acreage, hardpan under thin topsoil is the default, not the exception.
